(The Aslan Building)

The Aslan building was purchase in Partnership with Rockford Development Group and quickly converted from a 26 unit apartment complex, to a condominium community known as Seventh Street Lofts. The above average unit sizes and improving neighborhood, made this project a quick success. In addition to the residential units located on the 2nd and 3rd floors, the mixed use building provides over 25,000 SF of Office and Retail space on the ground floor. Ownership performed an extensive renovation of the interior and exterior of the building, which allowed for the residential units to begin selling and the removal of a low paying self storage operator with an office tenant willing to pay market rent.

Since its acquisition, ownership has added value by renovating the main lobby and café, streamlining property management, securing long-term parking, renewing existing tenants, and leasing vacant space.

665 Seward is a beautiful, historic building on Grand Rapids' West Side, offering an ideal location close to downtown and major highways. The original architecture provides exposed ceilings and structural beams, as well as large windows throughout the building.

1925 breton

1925 Breton is a two-story suburban office building located in a prime retail corridor. The building was 100 percent vacant when purchased from a large, institutional investor that was unable to provide the attention and flexibility the building needed. The underlining fundamentals were strong enough to warrant the front-end risk of the purchase. The project was done in partnership with Rockford Development Group and subsequently renovated, primarily for a government-related tenant. The building was half-leased prior to the building renovations being completed, allowing for strong upside.
